Chapter 5: What Hailey Knew

I called Hailey back immediately.
She picked up after half a ring, which told me she had been holding the phone.
"How long have you known?" I said.
"About Caldwell?
A few months.
Brandon mentioned it once when he'd had too much to drink.
He said Caldwell had a system.
That he'd done it twice before — helped husbands restructure property out of joint ownership before a divorce.
Brandon called it 'getting ahead of things.'"
"He was planning to divorce me."
"I think so.
Yes."
I sat with that for a moment.
Not because it surprised me.
Because it confirmed something I had been pushing to the edge of my mind for months.
"Hailey.
Why are you telling me this now?"
A long pause.
"Because of Skylar," she said.
"I saw her face tonight when you walked in.
I've been living in your house for almost a year, Charlotte.
I've watched Gertrude treat that little girl like she's inconvenient.
I told myself it wasn't my business." Her voice cracked slightly.
"She's eleven.
It is my business."
"Did you know about the loans?
The financing applications in my name?"
"Not the details.
I knew Brandon was worried about money.
He kept saying you controlled everything and it wasn't fair.
Gertrude kept agreeing with him.
I thought it was just — I don't know.
Complaining." She paused.
"I didn't know he was using your name."
"Would you be willing to speak to a detective?"
Silence.
"Hailey."
"Yes," she said quietly.
"I'll talk to them."
I texted Grace immediately.
She responded within two minutes: *Get her name, number, and a written statement if possible.
Do not let her speak to Brandon first.*
I relayed that to Hailey and she agreed.
She sent me a voice memo that same night — twelve minutes of her recounting what she had heard, what she had seen, and what Brandon had told her about Caldwell's previous work.
Her voice shook in places, but she didn't stop.
I forwarded it to Grace and Detective Reyes before midnight.
The next morning, I woke before Skylar.
I sat at the small desk by the window and opened my laptop.
Grace had already sent me a summary of what she had pulled from the county filing records.
The deed transfer had been filed using a power of attorney document — one that bore my signature and had been notarized six weeks ago.
I had never signed a power of attorney.
I had never appeared before a notary.
The signature was not mine.
Grace called at seven forty-five.
"They already used a forged document," she said.
"The appointment this morning was to file the final conversion paperwork using the same notary.
Detective Reyes has been in contact with the notary's office.
The notary is cooperating."
"The notary knew?"
"The notary claims he was told you had a mobility issue and that your husband was authorized to sign on your behalf.
He's saying he didn't know the power of attorney was fraudulent.
Whether that holds up is another question."
"What happens now?"
"Reyes is moving this morning.
I'd stay close to your phone."
I looked over at Skylar.
She was still asleep, her hair spread across the pillow, one sock half off.
At eight fifty-two, my phone rang.
It was a number I didn't recognize.
I answered.
"Mrs.
Charlotte?" A woman's voice, careful and professional.
"This is Detective Reyes's office.
He asked me to let you know that Mr.
Brandon and Mr.
Caldwell were detained this morning at the notary's office at approximately eight forty-five.
Mr.
Brandon is being held for questioning.
Mr.
Caldwell has been formally placed under arrest."
I pressed my hand flat against the desk.
"Thank you," I said.
"Detective Reyes will call you directly within the hour."
I hung up.
Skylar stirred in the other bed.
"Mom?" She rubbed her eyes.
"What time is it?"
"Almost nine," I said.
"Are you hungry?"
"Yeah."
"Get dressed.
We'll go find something good."
She sat up slowly, still half asleep, and reached for her shoes.
She didn't ask about home.
She didn't ask about her father.
She just put on her shoes, one at a time, and looked up at me when she was done.
"Can we get pancakes?"
May you like
"We can get pancakes," I said.
But when we reached the lobby, Brandon was standing at the front desk.
